Chin Hin Group Property Bhd’s unit will take a 30% stake in the joint venture with UCSI Group to build an integrated education hub in Melaka’s waterfront economic zone.

Market Impact

CHGP’s subsidiary Chin Hin PMC Sdn Bhd will hold the minority stake in the venture, with UCSI retaining 70%, according to a statement on Aug 18. The JV will develop a dedicated 19.3-acre parcel valued at RM11.22 million to house the UCSI International School and Sekolah Sri UCSI, with capacity for 3,000 day students and boarding for 300.

The school will anchor CHGP’s RM1.2 billion mixed-use waterfront township in the Melaka Waterfront Economic Zone, a project that will also include serviced residences, retail, lifestyle offerings and future healthcare facilities. CHGP group CEO of property development Chang Tze Yoong said the partnership helps diversify the developer’s income streams while creating a walkable community for students, families and professionals.

UCSI will manage the school’s curriculum and operations, while CHGP’s unit will lead construction of the campus. Programmes will include the International Primary Curriculum, Cambridge IGCSE and A-Levels, supported by AI labs, robotics centres and performing arts facilities.

UCSI founder and executive chairman Datuk Peter Ng said the campus marks the group’s first in Melaka and will integrate education with infrastructure and community living. The JV structure lets CHGP participate in the education sector’s recurring earnings potential, the statement said.

Melaka’s Waterfront Economic Zone targets high-skilled talent and families, offering a model for similar mixed-use developments elsewhere in Malaysia. The township’s design prioritises connectivity and amenities to support long-term demand.
